What to Expect

What happens when you sell your house to me

If you just filled out my contact form, or you’re wondering what would happen if you did, you’re in the right place. The video takes about two minutes, and everything in it is written out below.

Three things to expect

  • I’ll treat you like a person, not a dollar sign.
  • I do have to make a profit to stay in business, plain and simple. My profit comes from buying your house, renovating it and selling it on the open market.
  • The whole sale takes about 2 to 3 hours of your time. Usually that’s a couple of phone calls, one walkthrough, some ownership information for the title company, and signing the paperwork at closing.

How it works, step by step

  1. I reach out to you

I look at what you sent me, then I personally reach out to you. Within a few minutes you’ll also get a text or email from me so you know your form came through.

  2. We talk about your house and your situation

I listen to what’s going on, and together we work out the best way to get you what you need from the sale. If listing with a Realtor makes more sense for you, I’ll tell you up front. I’ll only buy your house if it’s a win-win for both of us.

  3. I walk through the house

If it makes sense, we set up a walkthrough. I take 15 to 20 minutes to assess the condition of your home. You don’t need to clean or fix anything first.

  4. You get a written, no-obligation offer

If it’s still a good fit, I put a written offer in your hands. I’m happy to share what I think the house will be worth after renovation and what my repair estimate is, so you have a good idea of what any direct buyer would offer. You can take your time to consider it, or sign on the spot and choose a closing date. I personally buy your house: my business, my funding.

  5. The title company does the paperwork

Once I have your signed contract, I get the title company started. You may need to give them details about your current mortgage or other ownership information. From there, you’re mainly waiting for the legal paperwork to be finished.

  6. You sign and get paid

On closing day, you sign the rest of the documents at the title company, or sign electronically or by mail if you’d rather. I cover the closing costs. After signing, the title company hands you a check or wires your proceeds to your account. The house that used to be your problem is now my problem.

What I will not do

  • Pressure you. If you want time to think it over or talk to family, no problem. I’m not in any hurry unless you are.
  • Hand your contract to someone else. I buy the house myself.
  • Ask you to make repairs or hold showings before we close.
